Piccadilly Place sits in the heart of Manchester City Centre, adjacent to Manchester Piccadilly train station and at the gateway to the prime office CBD. Revcap acquired the asset in joint venture with Longmead in 2021 and the asset has undergone significant improvements to build on its strong ESG credentials on a pathway to net zero carbon.
Pathway to Net Zero
Since acquisition, the Property’s EPC rating has been recertified from D to C and a roadmap to further improve to an EPC B is progressing to enhance tenant appeal and future exit liquidity. This includes upgrading the LED lighting and installing air source heat pumps.
The asset now runs on 100% green energy, holds a WiredScore Platinum mark, BREEAM In Use Very Good and has a high quality amenity hub improving the well being of existing and potential occupiers. Energy consumption and optimisation is continuously being monitored and action taken accordingly to ensure efficiencies. Recent data indicates 11% YoY reduction in electricity consumption.
Promoting Circular Economy Principles:
Encouraging the use of recycled materials and designs that anticipate future reuse to minimise waste has been a key feature of the fit out. In 2023, sustainability development firm Arup, who has been a tenant since 2014 committed to a further 15 year lease on a total of 36,000 sq ft for its 500 colleagues. Arup was keen to transform its workspace using the most sustainable methods possible, including reusing furniture where possible and capitalising on the building’s enhanced sustainability and wellbeing credentials. From the 1,109 pieces of furniture required across the project, 70% (709 items) of existing furniture were reused, working with circular economy partners from the local supply chain to limit the number of items being bought new or sent to landfill, saving 91 kgCO2e of carbon.
